2. What are the Residences at Red Mountain? Do I own real estate?
Yes. Each owner receives fee simple title to a Villa. You enjoy ownership at The Residences at Red Mountain. Like other real estate in Utah, you may sell or transfer your Villa, subject to The Residences at Red Mountain ownership documents.

3. What are the advantages of Residence ownership at Red Mountain? The Residences at Red Mountain owners enjoy the conveniences and facilities at Red Mountain Spa, plus the opportunity to purchase the daily inclusive vacation package which includes three healthy meals daily and core activities at the greatly reduced rate of $125 per person per day.

4. To what services and facilities are Residence owners entitled? Residence owners participating in the voluntary rental management program have access to the following at Red Mountain Spa at no additional charge: Weight and Cardiovascular Room, Lava Loop Trail, Indoor and Seasonal Outdoor Swimming Pools, Outdoor Heated Whirlpools and Spa Locker Room/Steam Rooms. Residence owners enjoy transportation to and from the St. George Airport and bell service.

5. May I pamper myself with spa treatments at Red Mountain Spa?
Absolutely, and you may enjoy the adventure too! Residence owners may enjoy our spa services, health and fitness assessments, personal training, outdoor adventure trips or any a la carte extended services at the prevailing prices. Residence owners and their guests may establish room charging privileges when they arrive at Red Mountain Spa for their convenience.

6. Do I pay lodging charges when I vacation at my Red Mountain Residence?
No, it's just like staying in your own home. You may elect to have daily housekeeping services at an additional fee. Optional daily service includes trash removal, towel replenishment, surface cleaning and bed making. Full housekeeping service is available daily that includes sheet changes. At the end of your stay, you simply pay a turnover housekeeping fee upon departure. back to top
7. Do I have to pay the $125 fee for daily spa programming?
No. A benefit of Residence ownership is that you can simply stay and enjoy your beautiful Villa at Red Mountain Spa. However, this greatly reduced rate for daily spa programming is optional, yet available to Residence owners. This optional fee gives you access to daily guided morning hiking, unlimited fitness classes, breakfast, lunch and dinner as scheduled in the Canyon Breeze dining room, and the wonderful healthy living classes and events at the Resort.

8. May I pay for meals only?
Red Mountain Spa wants you to enjoy a full immersion health experience when participating in the daily spa programming, so unfortunately this option is not available. However, you may enjoy the a la carte offerings at the Canyon Café Deli.

9. How old does a family member or guest have to be to access the facilities and programs at Red Mountain Spa?
Persons must be 12 years or older to access the facilities and/or participate in the programs at Red Mountain Spa. back to top
10. How do I reserve my vacation at Red Mountain?
Residence owners may make reservations for their vacation time through Red Mountain Spa Reservations. Owners will be asked if they will be participating in the daily spa programming at the time of their reservation.

11. What if I won't be using my vacation home more than a few weeks per year?
The Red Mountain Spa Rental program is perfect for you. It's a voluntary program designed for owners who seek the option of generating potential rental revenue when they are not using their Villa. Let us know if you are interested; we will have our Rental Program Coordinator contact you with those details.

12. May my friends and business associates vacation in my Villa? Yes, your accompanied guests are also entitled to purchase the daily spa programming at $125 per person per day, and enjoy the facilities and conveniences that are part of The Residence program. They may also enjoy a la carte spa services, health and fitness assessments and personal training. Just like Residence owners, your guests will be responsible for turnover housekeeping fees upon their departure.

13. Can more than one family or individual, share a single ownership?
Yes, you can form a partnership to control an ownership. As joint owners, you can allocate the lodging time for your ownership.

14. Do owners pay fees?
Yes, each owner pays a Homeowners’ Association Fee, which is collected monthly. This fee pays for the professional management and operation of The Residences; including ongoing maintenance, window washing, trash removal, sewer, exterior utilities, fuel, telephone, legal/accounting, staff salaries, transportation, reserve funds for common area maintenance and repair.

15. Who established the fees, and controls the affairs of the Residences at Red Mountain?
After 90% of the Villas are purchased, an owner elected Board of Directors will establish budgets and fees on an annual basis. back to top 16. Who manages the day-to-day operations of The Residences at Red Mountain?
Red Mountain Spa Management is responsible for the daily operations of your Residence, which includes reservation services.
